Services

The development of targets and strategies for the decarbonization of building portfolios requires a good data basis, a level-appropriate analysis, and an adapted target definition. In the implementation phase, phase-appropriate planning, effective monitoring and benchmarking of the respective building portfolio are important. We support owners, managers and developers of real estate portfolios with data, tools and advice:

Data and Monitoring

Would you like to improve your building data in order to quickly develop targets and strategies for decarbonizing your building stock? A good data basis is also essential for monitoring the impact of the measures and investments implemented. With the CTS Portfolio Toolbox, we address this need and offer the following services:

  • App-based data acquisition: with a special app for phones or tablets, we enable facility managers and other people who are regularly on site to record the most important data on your buildings. The app uses pictures and image recognition and makes data entry easy. Further processing and interpretation take place in the back office, either by you or us. We offer the app together with our partner ChillServices: download the app here and feel free to contact us if interested in the App.
  • Smart procurement of data sources: we procure publicly available data sources efficiently and, where possible, with special interfaces (APIs). We collect other data with already available online surveys, which we adapt to your individual needs. Contact us.
  • Closing data gaps: using statistical approaches, special routines and algorithms of the building stock model, we supplement data gaps to form a consistent picture. Every case is a little different: Contact us and we will be happy to address your questions and objectives.

Potential analysis

What potential for energy and cost efficiency and for CO2 reduction has already been made use of, and what potential still remains? We answer such questions for your entire building portfolio or for individual buildings, depending on the data situation and your needs with CAPSA, our building stock model or with the INSPIRE tool.

We take into account the impact, cost efficiency and avoidance costs of possible measures on site. We do so by also taking the local perspective into account: is there a municipal energy plan or is there potential for a local heating network. To do this we use our own spatial energy analysis (SEA) approach. Please get in contact for more details.

Target definition and strategy planning

Once you know where you situation (see Data and Monitoring), the next step is to define well-supported goals and work on implementation strategies. To do this, we take a scenario approach, using the CAPSA app, GPM or Sinom tool. Our approach:

Cirteria for climate ready buildings

Our criteria for climate-compatible buildings provide a guideline for setting your targets. These are based on a best-in-class approach, concretely on the values of the 15% best buildings (Top 15%). You can find more information in the study by Raiffeisen Switzerland and TEP Energy, on the poster presented at the Swiss Real Estate Research Congress or directly from us.

Implementation planning

After the goals and strategy have been set, implementation begins. For this, the selection of specific measures (renovation measures, change of energy source) and well-founded multi-year investment planning are central. This is done with the MARS approach (Maintenance and Retrofit Strategy) from the Sinom tool. This enables a projection and optimisation of life cycle costs, energy and emissions. Monitoring

Would you like to know where you are now and whether your efforts are successful? A focused monitoring is essential for this. With our data acquisition tools (see data section) and the building stock model, we follow developments and perform an impact analysis. Typical indicators are costs, energy, emissions and others. Benchmarking

You want to compare yourself with the building stock in Switzerland, your city or region and / or other building portfolio owners? In this case, our best in class benchmarking comes into play. Further benchmarking needs arise from the initiatives of the EU Taxonomy (keyword Top 15% buildings) and from the finance and banking sector, e.g. the Partnership for Accounting Financials (PCAF). Benchmarking values are also important with regard to legal requirements and labels, e.g. kWh per m2 or CO2 emissions per m2. These values are provided in our study. What percentage of your buildings would be below 20, 15, 10 or even 5 kg CO2 / m2?
